The Renting Process

For Tenants we aim to make the finding of you ideal property as simple and stress free as possible. Below is a simple guide that shows the process of how you can find your ideal home:

Register your interest – Tell us what you are looking for. You can register on the site, via email, or call us on 01482 935 535.

Search for your property. We will help you do this, we will let you know when properties are coming online. You can view properties using the site and use the online tools to contact us.

Arrange viewings, once you have seen a property you like contact us to arrange a viewing. We will accommodate as best we can to the time you want, we even do evenings and weekends.

Once you see the property you wish to rent, complete our applications. This will asked you all the details we need to know about you no enable us to check your suitability for the property. There is an application fee which is payable upon application, this is normally paid in cash but can be paid directly using a back transfer should wish.

A simple checklist of items required to process an application

  • Completed Application form
  • Two forms of ID, Passport, photo driving Licence, utility bill
  • Utility Bill with current address
  • 3 months bank statements

The referencing process normally takes 48-72 hours, from us receiving the required information as above.

Once the references have been satisfactorily completed and approved by we will arrange for you to sign our Tenancy Agreements. This will include all the people that intend to reside in the property, the Landlord and our contact details. This will need to be completed by all Tenants before the commencement date of the tenancy. The Tenancy Agreement is a legally binding document and governs all rents, which you will be committed to paying rent until the end of the agreed term. You could be liable to legal action if you break the terms of the agreement. Should your circumstances change for any reason during your tenancy you should tell your Landlord or us as soon as possible.

Before we hand over keys you will be required to pay both the first months Rent and the agreed Deposit. The deposit will be register with a deposit scheme and the rents passed to the Landlord. Payments can be made via direct bank transfer, cash or paypal (+3%).

Inventories and condition report will be made if the Properties is on Full Management by Cavendish Dean. This will be signed by Tenant and Cavendish Dean and the Tenant will retain a copy. It is important to check this document upon signing as failure to spot damage my affect your deposit at the end of the Tenancy.

Handing over of keys. Once we have received all the necessary paperwork and everything is in order, we hand over the keys. You will receive one set automatically, but should you wish for another set you can arrange with Cavendish Dean for this to be done prior to moving in. As part of the Tenancy agreement, should you require further sets at any time you should first request permission from Cavendish Dean before doing so. Congratulations, you can now move into your new home.
